This study examines the economic, social, agricultural and governance impacts of guesthouse tourism development in AA. Thoddoo, Maldives, with a focus on residents’ perceptions and the sustainability of tourism growth. The Maldives has traditionally relied on a resort-based tourism model. However, policy reforms permitting tourist accommodation on inhabited islands have led to the rapid expansion of guesthouse tourism. In islands such as AA. Thoddoo, this transition has created new opportunities for local participation while also raising concerns related to agriculture, land use, governance and social change. The study adopts a quantitative, cross-sectional survey design. Primary data were collected through a structured questionnaire administered to adult residents of AA. Thoddoo. A total of 230 valid responses were analysed using Microsoft Excel through descriptive statistical techniques, including frequencies, percentages, mean scores and standard deviations. The study is guided by the Sustainable Livelihoods Framework (SLF), Community-Based Tourism (CBT) theory and Social Exchange Theory (SET). The findings indicate that guesthouse tourism has become a key major contributor local economic development, contributing to employment creation, increased household income and the growth of small-scale businesses. However, respondents expressed concerns regarding unequal benefit distribution, rising living costs and the growing preference of younger generations for tourism employment over agriculture. The results suggest that tourism and agriculture can coexist when supported by integration strategies such as local supply chains and agritourism initiatives. Socially, tourism is perceived as improving living conditions and infrastructure, while also contributing to crowding, behavioural changes and pressure on traditional values. From a governance perspective, residents reported limited participation in tourism planning and uncertainty regarding long-term sustainability. The study concludes that guesthouse tourism in AA. Thoddoo is widely supported. Its long-term sustainability depends on balancing tourism growth with agricultural preservation, environmental protection and inclusive community participation. The research provides community-level quantitative evidence from a relatively under-studied island context and offers practical recommendations for sustainable tourism development in the Maldives.
